Type & Location: New two-storey commercial dealership facility for semi-trailer sales, parts, and maintenance services, Cornwall, Ontario.
My Role: Architectural Designer — full design development, permit and construction documentation, multi-discipline coordination, and M&E drafting.
Key Scope:
Designed a 2-storey trailer dealership including a double-height showroom, sales and admin areas, parts storage, and a 6-bay maintenance shop with dedicated employee offices on the upper floor.
Produced complete architectural drawings — site plan, floor plans, elevations, building sections, wall details, and full OBC data matrix.
Performed exposing building face (EBF) calculations to determine required fire-resistance ratings and spatial separation distances for exterior walls per OBC part 3.
Specified fire-rated assemblies and non-combustible cladding to ensure compliance with required limiting distances and protection of openings.
Prepared M&E layout drawings for coordination of HVAC, plumbing, and electrical systems.
Provided building envelope detailing to meet energy and durability standards under SB-10.
Developed 3D models and renderings to support client presentations and planning submissions.
Planning & Code:
Ensured full OBC Part 3 compliance including spatial separation, exiting, fire separations, and barrier-free accessibility.
Reviewed SB-10 energy efficiency requirements for the building envelope and coordinated insulation and glazing specifications.
Verified zoning conformity for building placement, setbacks, and parking layout.
Coordination:
Worked closely with structural engineers and pre-engineered building suppliers to integrate steel framing systems with architectural design intent.
Coordinated with mechanical and electrical engineers to finalize service routes, equipment locations, and ceiling heights.
Collaborated with civil engineers for grading, site servicing, and stormwater management layouts.
Tools: Revit, AutoCAD, SketchUp, Twinmotion.
Outcome/Status: Proposed (2024) — completed permit submission package.
