Type & Location: Neighbourhood commercial plaza featuring one standalone building with retail and food-service units, and two drive-thru buildings, Brockville, Ontario.
My Role: Architectural Designer — site layout planning, unit test-fits, drive-thru design, coordination, and permit documentation.
Key Scope:
Designed a 1,400 m² site development consisting of three retail buildings (10-unit and 2-unit with drive-thru).
Developed site and building layouts to maximize tenant exposure, traffic flow, and accessibility.
Prepared permit drawings, concept renderings, and presentation materials for client approval and municipal submission.
Supported civil coordination for grading, drainage, and site plan approval (SPC) documentation.
Planning & Code:
Performed zoning compliance review for permitted uses, parking supply, and landscaping coverage.
Applied OBC Part 3 requirements for mercantile/assembly occupancies and confirmed SB-10 energy compliance.
Ensured barrier-free routes, accessible parking, and turning radii for drive-thru circulation met Ontario standards.
Coordination:
Coordinated with civil engineers on stormwater management and servicing layouts.
Collaborated with structural engineers on span design, and foundation systems.
Worked with mechanical/electrical engineers for rooftop equipment, utilities, and service connections.
Tools: Revit, AutoCAD, Twinmotion.
Outcome/Status: Completed (2025) — two buildings constructed; Building 3 under final construction.
