My Role: Architectural Designer — existing conditions documentation, demolition drawings, master planning, tenant fit-ups, and permit documentation.
Key Scope:
Conducted detailed as-built surveys of the entire retail plaza to document existing suite layouts, circulation routes, and structural conditions.
Prepared demolition and renovation drawings for multiple tenant spaces, identifying new partition layouts and corridor reconfigurations.
Developed a comprehensive shopping centre master plan and floor area calculations for the overall site to support zoning and leasing compliance.
Created egress route plans and reviewed exiting requirements for all tenant units and common corridors.
Produced tenant fit-up drawings for individual retail suites, coordinating unique design and service requirements for each tenant.
Provided updated architectural drawings and permit sets reflecting all new and modified suites for municipal approval.
Planning & Code:
Ensured OBC Part 3 compliance for exiting, spatial separation, and barrier-free access within the multi-tenant layout.
Verified fire separations between tenant suites and service corridors and updated fire plan routes.
Reviewed zoning and occupancy classifications to confirm each tenant use complied with local by-law requirements.
Coordination:
Coordinated with mechanical and electrical engineers for service re-routing, HVAC zoning, and power requirements for new tenant layouts.
Collaborated with landlord, leasing consultants, and contractors to integrate tenant-specific requirements and maintain construction schedules.
Worked closely with municipal building officials to address permit review comments and ensure code compliance during renovations.
